Glyn Rhosyn Case Study

Project Name: Glyn Rhosyn
Location: Holywell, North Wales
Client: Mental Health Care (UK) Ltd
Contract Sum: £1.1 million

The site was previously a Cottage Hospital for Holywell but had been vacant for a number of years.  The two existing buildings on the site were demolished to allow the erection of a new single storey 10 bed care home with car parking and landscaping. The building comprises of 8 single bedrooms split into two groups of 4 around central lounge and dining

There is also a 2 bedroom flat providing  accommodation for more independent individuals which has its own entrance.  The building also incorporates a main kitchen, treatment room, laundry and staff accommodation.  Activity rooms are also provided  incorporating a training kitchen for the residents.

The building is of masonry construction with a mixture of facing brickwork and render to the walls and concrete profiled roof tiles; external windows and doors are powder coated aluminium.  The materials were chosen to give a long service life with minimum maintenance and most achieve an ’A’ rating in the Green Guide.

The building has underfloor heating powered from air source heat pumps providing improved system efficiency from a low carbon technology.  The hot water system is connected to roof mounted solar thermal panels with a high efficiency condensing boiler as backup.  The building also utilises low energy light fittings with circulation areas on PIR’s to avoid unnecessary operation of the lighting, and a BMS system.
